What happens if the rate goes up?
The interest charged rises and your surplus has to absorb it. That is the central trade-off: you are exchanging a fixed rate for a variable one. The rate is built from an index plus a margin fixed in your note; on this program the index is SOFR, which reflects what overnight borrowing actually cost rather than what markets expect the Federal Reserve to do. That is a difference in timing, not a claim that it moves less.
Why not just make extra principal payments?
For a lot of people, that is the right answer, and it requires no new loan. The same surplus does broadly similar work either way. The difference is what happens after: money paid into a mortgage is inside the house, and getting it back means refinancing or opening a new line — closing costs, an appraiser, a new title policy, and qualifying again. Same paydown. With liquidity.
Is this too good to be true?
Some of the marketing oversells. The mechanism itself is ordinary: interest on the actual daily balance is a standard feature of a line of credit, not a loophole. The result comes from your surplus, and if there is no surplus there is no result. What is being offered is a different structure — an established one — not a way to pay off a mortgage without money.
What if I lose my job?
The strategy runs on surplus, so a job loss stalls it exactly as it would stall extra principal payments. There is one additional consideration: a lender can suspend a line or reduce the limit under federal rules, and because your operating cash lives inside the line, that reaches further than it would on an untouched reserve. Keep separate reserves outside the line.
Is this complicated to run?
Day to day, less than people expect. The attached account has a routing number and an account number, works with direct deposit and automatic bill pay, and sweeps automatically. What it does require is attention: you have to watch the balance and keep spending inside the plan. The mechanics are simple; the discipline is the work.
